According to Claus, “the kitchen remains the heart of the home, and modern, functional kitchens are a top priority for buyers.”
To get the kind of kitchen that will quicken buyers’ pulses, invest in upgrades such as high-quality countertops, stainless steel appliances, and open-concept layouts. He also suggested focusing on updating your cabinetry, installing energy-efficient appliances, and decorating with a contemporary aesthetic that will appeal to prospective buyers.
This may seem like a lot of work, but it could come with a high reward. As Claus said, “A kitchen renovation can provide a high return on investment.”
While the kitchen may be the heart of your house, the bathroom is arguably where you — and the future homeowners — may spend the most time. So you should prioritize giving it modern amenities and a fresh look.
Claus said features such as walk-in showers, double vanities and contemporary fixtures can make a significant impact on buyers.
“Investing in bathroom renovations can greatly increase your home’s marketability,” he said. “Ensure your bathrooms have modern, clean lines, ample storage and high-quality fixtures.”

In recent years, Claus has seen outdoor living spaces become more important to homebuyers. He said sellers should focus specifically on patios, decks and even outdoor kitchens.
“Enhancing your outdoor area can create additional living space and increase the home’s value,” he said. “Consider adding comfortable seating areas, fire pits and landscaping to create an inviting outdoor environment.”
If you want to be a smart seller, look to home features that will entice buyers with convenience, security and energy efficiency. Claus encouraged integrating smart thermostats, lighting and security systems to set your home apart.
“Incorporating smart technology is a relatively low-cost investment that can have a high impact,” he said. “Ensure these features are user-friendly and seamlessly integrated into the home.”
You would be amazed over what a fresh coat of paint and some new flooring can do to transform your home. Claus recommended neutral colors and modern flooring materials like hardwood or luxury vinyl plank.
Since refreshing the paint and flooring is essential before listing your home, he also suggested choosing neutral tones that can appeal to the widest range of buyers while also ensuring that the materials are durable and high quality.
